Thanks Sam, sorry for the confusion, misspoke on "tax" laws. 

I've been all in 1-4 unit properties so far and have not used an attorney for prior purchases. I also plan to be setting up entities to own the properties, so wasn't sure if same attorney would create entities as well as help with the purchase, which was what had me thinking about an attorney in my state vs. the state I'm buying in.

I live in California and am planning to start investing in Phoenix. Would you recommend using a real estate attorney near me that knows California tax laws or one in the Phoenix area? Pros and cons? Thanks in advance for any advice!

I'm looking for a general real estate attorney in Santa Barbara to assist with purchases and sales, tax deferred exchanges, entity creation, etc. Prefer someone with 10 years minimum experience and who is an investor themselves. Any recommendations would be appreciated, thanks!

Current owner of 7 residential units on the central coast. Looking for more units locally or possibly investing for better cash flow outside of this area. Have broker's license, but not using it as a professional. Employed full time as a Civil Engineer.
