@Orwin Smith

I’m currently running into the same problem with a small duplex. I know this thread is old but wondering if you ended up finding a solution?

Is there any sites where we can find current floor plans, interior designs of what currently sales in today’s market to add value to a rehab? Or is it better to just take virtual tours / in person tours of new construction in areas of growth?

Does anyone know if you can use an fha rehab loan to build a duplex from the ground up or does it need to be just a remodel on a house that’s already in place? Does it depend on the county? Etc.

current harris county resident. if you purchase a duplex with an fha loan or conventional loan and you place a tiny house as an adu on property and rent out the duplex. Would that be considered still your primary residence? Can it be on wheels or does it have to be placed in the foundation? Better just to do an fha 203k rehab loan and add an adu? Will do my due diligence on zoning regulations (houston,tx) and run the numbers to see it actually makes sense. Just an idea i been mulling over. all responses welcome.

@Max T.

Yeah it seems from what I’m reading I would need to extend my occupancy longer than 6months into the property to develop equity.. Preciate all the comments it’s been very helpful.

@Edward Hilts

Im going to do more research on what those qualifications would need to be thanks!
