Comps on multi family

Hey everyone. I'm looking to purchase multi family But I'm not sure how to come up with ARV for them. I have a clue as to what it'll cost to repair but idk if it's as sweet as it sounds. So how does one come up with ARV for multi families? It's 3 quads

 That would not be multifamily as that is 5 units and up. You can find comps on Zillow, Realtor.com and talk to realtors in the area.
