Getting extremely hard to find any good rental properties in Statesboro GA. Any one else seeing the same thing?

Thanks guys. I was able to get it to 1% earnest money and 45 day closing period. They are willing to extend to over 45 days if need it.

Seller is asking 2% earnest money on a $300k multiple family off market deal. Wants it to be non refundable after inspection period. I am not sure about this. Is this common in multi family deals?

What do you think about buying a MF 10 units on a block building, 5 units 2/1 and 1/1. I own a

a few single family homes (mostly 3/2) and this would be my first time with a deal this big. I am not so sure because some of the units are rented to section-8 tenants and the rents are currently below market. Not so sure about the 1/1.
