The most common way that I know of is buying a lead list (listsource.com) and investing in a direct mail campaign.  I've included a link below from an old BP post that I found useful.  Hope this helps.  Good luck!

@Jonathan Breines Sorry if this is a stupid question but are you paying him $40K and then he is still on the hook for the remaining $16 owed to lawyers/HOA? Or would you be on the hook for the remaining balance since you're technically the new owner?

@Destiny Reid  You should also make sure to include an "as is" condition in the contract.  Since you won't actually be living in the property (and likely not doing your own formal inspection) you want to make sure you don't get sued for something that the buyer finds wrong with the property after the sale.

Congrats on pulling the trigger.  I'm actually looking into getting into wholesaling myself so I don't have an "experienced" answer for you.  But here are some relevant BP articles that I've read recently.  They both mention Podio as a good tool for keeping track of leads.  Good luck!
