@John Vincent Peona Welcome to BP! This is a great place to learn more about REI and network w/ other investors. Make sure to take advantage of all the free content on this site. If you haven't already you should also join local Real Estate Investor Associations (REIA's). I found a bunch on meetup.com; not sure if that'll apply in your area. Welcome to BP! This is a great place to learn more about REI and network w/ other investors. Since you're on the south side you should reach out @Account Closedthrough our first deal; a buy and hold on the south side that's currently in the process of being rented.

Unfortunately, I'm not from KY so I can't give you any names but you should try using the "Find Members" tool here on BP. Also, go to a local REIA. You can look around this site or go to meetup.com to find one. In my experience, it's very easy to find and Investor friendly broker there. Good luck and welcome to BP!

Just go to meetup.com and look for "real estate."  I'm from Chicago but I'm assuming New York will have meetups on that site as well.  If not, disregard my previous statement and know that I was just testing you lol

Also, if you upgrade to pro (pretty sure it's only for Pro members), you can use the "Find Members" tool here on BP. There might actually be a post already for local meetups here. Did you look for local REIA's here on BP already? Good luck and welcome to BP!

@Ryan Gillis Not if you live in Portlandia!! lol  The short answer is...Sort of. If you want the official answer read through the post that @Gary Van Horn posted above; that's from the actual law.

My understanding is that It's legal to assign any contract that doesn't explicitly say that you can't.  However, there's always going to be a gray-area when it comes to the distinction between "wholesaling" and "brokering-without-a-license."  Just make sure you protect yourself by working with a lawyer before hand to get the right verbiage in your contract.  At some point you're going to have to market the property and find a buyer for said property; which is exactly what a broker would do too.
