Great read. And thanks for bringing me back down to earth with this nugget. For the past few months, since discovering BP, I've been on a tear lately, gobbling up vast amounts of information, listening to podcasts, now on my 3rd RE book in one month,  constantly day-dreaming of the day I can replace my W2 with passive income. But the truth is, I make great money on my regular day job. And I've worked hard to get to where I am. But the promise of greener pastures is always so tempting that you forget to realize what you have. To think that I started on this quest merely to supplement what I currently have and to put to work whatever  modest amount of "excess" I have from my current job. Thanks for the perspective check.

Hi Daniel, I'm considering the Midwest as a possible starting point for my first few properties to invest in. I'm doing research in areas like Memphis, Indianapolis, KC, Atlanta. As someone who owns several properties in Memphis, what would you consider (in your opinion) a good cash flow for the price points you mentioned (55K-70K)?  Appreciate your thoughts.

Welcome! That's impressive that you got your RE license taken care of only a week after making that decision. Don't let that fire and excitement extinguish. Keep it up. 

Like you I'm trying to catch up to the podcasts (on show 35 currently). Keep learing man. This past few weeks, I've just finished @Brandon Turner's "The Book on Rental Property Investing", and am on the last few pages of @David Greene's "Long-Distance Real Estate Investing". I also just started @Frank Gallinelli's  "What Every Real Estate Investor Needs to Know About Cash Flow". I hear this last one is highly recommended and must read for all investors new and old.

Anyway good luck with the journey.

 I like how you sprinkle in some personal bits in your videos. Oftentimes you get to know some of the people here on BP on a strict businesslike atmosphere. And seeing your personal (and funny side) shows you're just like all of us. By the way that one video of you hecklin' Kirk Cousins was hilarious. I'm surprised you didn't yell out "put me in couch!, this guy sucks!"  LOL

Just Followed this thread as I have Indianapolis and Kansas City in my target list. I'm still in the fact-finding and education stage and interested in following how everything about these markets evolve.

I've also read @Ali Boone's articles and nice to see her contribution to this thread as I'm a follower of her strategies.

I probably won't be of much help yet as far as your inquiry as I'm a newbie myself, but wanted to welcome you to this forum. I'm having a blast poring through the vast collection of information, albeit a bit overwhelmed. 

How is Round Rock these days? I drove around town back in late 2006 when I first bought my duplex in Austin. Round Rock and Pflugerville was one of my top choices then due to the tech industry.

Welcome to BP! In the past I've lived in my own home twice and rented multiple other times. If I were to start over, I'd most definitely house hack a 3-4 unit property just to get a good start with landlording as well as free up a lot more of my income to invest. And probably go with the smallest and cheapest unit I can reasonably tolerate. :)
