As far as mold from carpets, have ur parents pull carpet back and rip out pad. If any mold spots clean with 10% chlorine solution which kills mildew on contact. These people seam to be a pain so I would mop whole area with it and then check walls or base for it. Replace pad after carpet is dry. Find installer to powerstretch it back in but the key always is to get it up and dry as fast as possible. Might be smart to get a whistle fan at Lowe’s or HD. Oh and get rid of them tenants. Save ur self a brain ache.

Just get asbestos test first.
As an installer and flooring shop owner I would do lvt with rigid core. It’s waterproof and not effected by sunlight. Hope everything works out for ya.
No all lvt fades as do wood and lam in sun but higher lvt doesn’t as quickly. Fusion is best locking system as is Mohawks traversa. They are about 3.50 a ft to buy in my area north of Syracuse, ny. Rigid core products are ultimately the best which is Mohawks Traversa. I use the grey shades also as they sell very well. Ur products should have minimum of 20 mil wear layer.
I live in Hastings, south of Watertown about 40 mls. Watertown is a gem especially with base nearby and rents outta this world. Great job.
Also get multiple bids for ur floors cause as a small retailer I can beat Lowe’s and Depot on price and install.
Use a high end click lvt and glue butt joints together with g-2 loctite. Direct sunlight is not a problem with high end lvt. Low end buckles ends up unclicking. I am a flooring installer and this works the best. Good luck.
As a flooring installer, I use a high end lvt with a proven clicking system and I now loctite all butt ends with g-2 loctite. Just my 2 cents. Hope it helps u.
I have a flooring store in Brewerton, NY and we sell a ton of it. The key is the clicking system. The glue tabs Depot have do not stay together. If u buy a thinner Lvt u need to loctite the but seams together or they will unclick. It’s almost guaranteed. The best stuff I have is Fusion which is a wpc product or Mohawks high end Lvt . No problems with either of these. The loctite I use is g-2. The other key to these floors is the cheaper ones will be effected by direct sunlight. The vinyl will actually roll in middle due to heat. I almost never install laminate due to easy damage from water. Hope this helps and try to buy this in bulk, if u do more houses than one as it will save u money.

I have a Flooring store In Brewerton,NY and I go against Lowes and Home Depot all the time and I almost always am cheaper with better installation also. The free install or whatever is crap. They are getting their money one way or the other. People hear free and in their head it makes sense even though nothing is free. Get exact same quotes from local and Box store. Have them come and measure for u and pick exact same carpets. The only time they have beat me price wise is the really cheap stuff that falls apart in 1 year. Lol. Also remember check the local stores star rating. Depot and Lowes installers are usually not top notch. Just make sure whoever u go with that u expect top notch work. Have a great day.
