Can you take out a HELOC? It's technically your primary right? Cashout refi may slash cashflow if the rates are twice as high right now, as when you bought.

You're not gonna sweat the price ince you see the pics and once it starts getting you five times the bookings you'd get otherwise. 

I've heard the other side of the debate once, and the pro pic side of the debate hundreds of times.

It's not what something costs, it's your return on the investment.

Read through these forums and you will see that self managing is the only way to go with today's tech.  You just need to have systems. So much of it can be automated.  I actually recommend against living too close like you were saying.  Living far enough away will force you to learn who to hire for plumbing, hvac, etc.  Being nearby and trying to put all of the fires out yourself is how to create "headaches" as this person is probably referring to.  If your car breaks, you don't pull over and fix it.  you call a mechanic.  You don't go to mechanic school, because you wisely choose to spend your time on something that interested you more.  Same thing with a house.  If you go to the property every time there's a leaky toilet, that's another 2 hours NOT spent learning how to improve and scale your bsns.  So you saved $1500 that year on handyman bills instead of grossing $100k or more on another property you were able to acquire.

Sorry, I didn't read your whole post.  Also check with your realtor.  If they don't know anyone, look up top realtors in the area.  They probably know great stagers that understand the local mkt.

I haven't used them, but Modsy seems to be the virtual designer that gets thrown around the most. You can also find virutal assistant websites that offer this. Someone across the world may do a bangup job for a fraction of the price. If you need a physical local person, I would join local STR Facebook groups and ask who others use.

I would just add NASTRA to the list Steve mentioned.  They are an advocacy group in Nashville that has already been through this.  You might reach out to them and see what they suggest.  
In the future, it may be easier to buy in vacation markets, and circumvent this entire massive pain in the ***. That is what many of us have done. Or at least markets where STR regs have already been addressed.

Self management is definitely worth a shot. Whether you do Evolve on the front end like Robert, or whether you self manage first with plans to hire them down the road.  

if you do the latter, you'll see how much money is to be made for how little time with automation. Then you can see if evolve can generate the same revenue or more.

There are also other ideas for going more passive like a virtual assistant or a cohost.

 I see professional photos as a must. I scan right by listings with crappy photos unless I have little choice.  Like I'm going to Auburn Al in a couple of weeks. They aren't that concerned with photos at all haha. But if someone is going to a vacation destination, they are looking more for something that stands out. Even if it's subliminal. 

To me, it's way more than just the equipment. Photographers know angles / lighting /the best parts of the room to highlight.

It's a tiny investment compared to the value it brings.

 People still go on vacation in recessions. Especially drivable destinations  Look up data on how the area did during 2008.
