Ok so I want to hear everyone’s opinions

For someone that is trying to gain capital quickly in order to invest in later flips and buy and holds,

What do you all feel is the better approach.

Wholesaling real estate or getting your license and selling houses for people

I know both butt heads with each other and I understand the logistics for both of them.

Just want to hear from everyone’s experience what would be the fastest and most efficient way to gain personal capital between these two.

CA wholesalers! Curious to know, what purchase and sale agreement are you using?

Are you using one that you typed up yourself? or are some of you using the California Purchase and Sale Agreement that real estate agents typically use?

So I’ve come across some people saying that you can reassign a contract on a property found in Redfin, Zillow, etc.

I was wondering what are the details in those steps that make it possible?

Do you just make an offer on a listing and if they accept the offer you just go find your cash buyer to buy your contract?

Do you say you are a cash buyer to the agent that is in charge of that listing and and go from there?

Seeing if anybody has any success in wholesaling using this method.

Fix & Flippers! (preferably California ) how much desired profit do you typically require in order to go through with a fix & flip.

Is it a percent of the ARV?

Does it depend on a range on how much the home will sell for, or average market price?

I live in California (specifically Los Angeles area) so want to see if theres an average minimum amount flippers usually gravitate towards out here.

Currently constructing a deal and going to look at a property next week.

A bit nervous if everything works out well And my offer is accepted that I will not have the financing/investor ready to fund the deal.

So do most of you get the financing/investor on board before you make an offer or do you make the offer and find the investor/financing afterwards??

Has anyone used a private investor on your first fix and flip or buy to hold?

If so how did you explain the profits and the process?

Was printing out a report and explaining the numbers the way you got them on board?

Did they already have REI experience?

Did they have their own interest rate in mind?

Did the loan cover rehab costs? Or did they even consider 100% funding if the deal was good enough?
