Wow I like your vision.  My suggestion is to first find someone who flips/wholesales in your area and see  they will work with you.  Of course a level of trust must be there, so get any agreements in writing.  I coach and mentor short term investors for a share of the first few deals.  You may be able to get something like that to learn.  Wish you the BEST!
