@Chris Martin brings up an excellent point- what is going to change for them if you hold the note in lieu of their current bank? Perhaps they are victims of an ARM and are not able to refi the property so hoping you will come in and stabilize that monthly nut until they can clean credit and buy back from you. It definitely bears asking the question how will they now suddenly afford the payment they currently cannot. Bad news does not get better with age and looking at the decoration in the home, it would appear perhaps they are in over their heads.

If this realtor is any good, they are a good negotiator, hence their low APR. They are trying to throw you an olive branch with a short turn-around of 4 years, but if you are carrying the note, the price must go up and I believe the rate should go up as well. As Jay pointed out earlier, you are not a bank, thus this one investment is very risky since you are not able to lessen your risk over multiple properties, rather, you are seriously exposed here.

There is a reason the banks are not approving them- risk. Banks are very good at what they do, and often, too conservative, but sometimes taking a page from their playbook shouldn't hurt that much. good luck

@Malachi Tresch while at first blush the higher than average PM fees with your proposed vacation home, I would obviously consider their impact on your property. That is, how effective are their marketing efforts? Do they rank well in SERP's for vacation properties in the area, and if so, how are they rated? Are they being occupied at a very high rate to offset the higher PM rate? My wife and I are considering a couple B&B in central Texas because the occupancy rate is astronomical

I'm a disabled vet too. I am sorry for his situation, however, it is HIS situation. He either needs to repair the relationship with his wife, find more revenue, another person to help with the rent, or move out. I have never relied on my status nor the blood of my brothers and sisters to get me a job or favorable consideration on a home. Life is full of choices. Perhaps it is time for him to face up to his.

Perhaps playing the "new start" card would be an angle since her children are so traumatized by this alleged event. You might also stipulate since she failed to notify you of have a pet, let alone a litter of 14 puppies, she was in breach of your agreement, and in fact have lied. Since she lied to you once, how can you take anything she says in good faith today? While I understand your position (I am a big softy too) the simple fact remains: This woman has made and continues to make bad decisions and needs to get her own act together. Why must you pay that price?

@Henry Montgomery III- Anco has a website for wiper blades. You can of course have a website for any reason. The question is will it benefit your business model in the end, or will it drain you of a precious resource like time for few results? Looking at a Google sandbox for keywords  and search terms pertaining to your intended audience and locale will tell you if there are enough potential targets.

In my estimation, a robust social media platform with facebook marketing & retargeting may make more sense than a website. So many people are already on there and their behavioral targeting is pretty powerful. Perhaps starting there and developing a series of direct mail pieces/emails and strong phone skills would trump a website.

Phillip- for starters, I would recommend starting light with a simple Blog platform like Google's. Experiment with it and determine how you want it laid out. If you decide to grow from there and get more serious, I would agree with Nuno and look at WordPress. The challenge there is there are SO many options you can go blind. 

Before you do either, plan what you end game is and perhaps find some examples you like to emulate. Success leaves clues, so look at other blogs, websites etc., and try to learn what seems to work and what doesn't.

The trick in internet marketing is striking the balance between just enough info to entice the reader to dig in on your article vs. too much info on the page so they don't need to stick there very long and leave you quickly. Less is usually more.
