I am shopping for real estate tools to help grow my business, to include data sources for neighborhoods, phone numbers, email address, pre-foreclousure, etc. So far, Ive been referred to RedX, Landvoice, Espresso Agent and Deal Machine. Not sure if they all do the same thing. 

Any recommendations on which is the best for this type of data? 

Any others that I missed? 

Are any of them free or low cost?

Also playing devils advocate...I believe 1 or some of the hosts of BP started with less...like $0. Can we 

confirm?

Yes. I have not had a deal from them yet but I have had confirmation that ppl are receiving them.

I live in Atlanta, Georgia but visiting Fort Lauderdale for the holidays. Do you all know where to find stats/data on how many people move to or have 2nd homes in Florida that live elsewhere, like Georgia? I hear that it is a growing number.  How easy is it to have an investment property out of state? I see a ton of mobile homes on slabs (not mobile anymore). Is that a good way to go? I think Beardy Brandon would say yes.

I am a Realtor. My mother wants to relocate from out of state to where I am in Georgia. She is on a fixed income but wants her own place when she relocates. She wants me to purchase an investment home, preferably move in ready, for her to live in and she will be my tenant for the 1st year, maybe longer. She wants to relocate within the 1st 2 months of 2020. It sounds good but how do I go about securing this 2nd home? Capital is tight and the only options I have encountered are a HELOC or a hard money loan. She does not have any capital to contribute minus the monthly rent. I can tell she prefers a condo where she is around other people with concierge services and such. In most cases, HOA's knock me way out of my price point. I have looked at hundreds of deals on and off the market. Still searching.

Should I do a HELOC? Any other options to consider that I may have overlooked?

Disclose that you have received alot of interest. Ask for the highest and best offer by a certain date, maybe the end of the week.Collect offers and review them.

Hi, I am just getting started on the website but have been an avid listener/participator for the last 6 months. I have even been attending local meetups. Getting started in real estate, my funds are a bit strapped with fees, renewals, memberships, etc but sales are not as expedient. Would anybody be willing to sponsor a Pro membership for BiggerPockets? It would be the best gift ever during this holiday season. I really want to ramp things up but could really use the help. I'd be even willing to pay it forward or back with my first lead to leads to a closed sale. Thank you for reading.
