Hello all,

I am new to landlording and close on my first home at the end of this month. Should I pay a local landlord or Property management group to use their lease as a template/my own. Or is using a free one found from online sources just as good ? Also about how much would one pay ?  Any other recommendations/suggestions are welcomed

Hello all

I will be closing on my first multifamily this month. I currently don't have a lease written up for my future tenants. Is it recommended to buy one from a Local Property Management Company or is using a free template found online just as good? Any other recommendations are welcome.

Thanks Joe and Steve. Yes I am looking for cash flow so this might not be the best path from what I can see. Thanks again for the insight !

If I were to rent out both units (not live there) I estimate positive cash flow of about 150$ and that's after all expenses " Vacancy, Cap Ex etc.

Hi I am a first time buyer with hopes of becoming a buy and hold investor in the future and I am contemplating making an offer on a Duplex that fits all my needs as a family man but from the numbers I ran it won't cash flow (while I live there). The tenant's rent will cover most of the mortgage but not all leaving me coming out of pocket about 400$. I am currently renting for $1000 so I would be saving 600$ a month. Some advice please !!

Thanks alot Chris! I ran the numbers through the Buy and Hold Calc and eventually decided not to make an offer on either.

I’m in the process of buying my first home, I have two strong options one has been on the market for about a year and is a 2 family with 3 beds in each unit listed at 149,900$ also has a finished attic but needs new siding (estimate about 14-18k).The second is also a 2 family listed at 129,900$ one unit has 1 bedroom the other unit is 3bed room home needs no work except garage needs to be rebuilt or knocked down (which I would prefer to rebuild)  which in estimating to be at least 15k.
