So sorry but I really would like to get  list of direct lenders. Where does one get this info?

Brokers sometimes have told me they are direct when they are not.  I give them all this info and they run my credit and I think the terms are set. They are not. They go out and shop the loan but can't find the terms they promised because it was not their decision.

I'd like to find the top 10 biggest direct lenders who can service California.

I find it may be pretty easy to qualify for a DSCR loan with good credit score and lots of equity - or so
I'm told. I'd like to find a good private/direct lender because brokers may not know what the lender
will accept until you submit everything. I keep reading loan nightmares on TrustPilot.

Can anyone out there recommend a direct lender whose forthright and has good
pricing that you've dealt with and it all came out good? THANKS!

Hey Jonathan. You are probably a dynamo in your business. I think though your response is a bit harsh. The owner already owns several properties and has achieved some success but may need some referrals to meet current repair demands. Shopping today is imperative. Prices are all over the place and so is quality. The post above is merely seeking someone who already has local contractor connections they can pass on and get paid for them. The owner still handles all rental and sales aspects of the property and oversees all work done. If anyone in Southern California has contractor/rehab/flip team leads feel free to respond. Thanks all.

A friend owns several houses that need rehab.  They are seeking a project manager who can manage to assist with the rehab PLUS they can bring with them a rehab/flip construction crew. Everything is in Southern California.  Has anyone hired such consultants and what was your experience? How would you pay the person if this is part-time help? Also if  you know of such person that would qualify please message. The assistance is needed because of other pressing business interests.

Can you recommend someone to go over my tax returns that also owns multiple rental properties themselves? I figure they will  know most of the rules if they manage/rent/sell rentals.

I do NOT recommend Amanda Han in California. I called her office, told them I had a tax filing and wanted some help and that my deadline was near. Lot of promise by the woman who answered and promised Amanda would be 'right back' to me. SHE NEVER CALLED. Not a way to treat someone in RE with a deadline

It' a whole new world out there trying to hire rehab pros at reasonable rates.
Our Houses 1800-3200 sf.  WE ARE IN RANCHO CUCAMONGA, CA.
Doing cabinets, countertops,flooring,interior painting, modifying walls
If you recommend a pro, we'll send you $100 per pro tradesmen that we hire, like and use again because they are really good.
Prefer to get references, resumes, before/after photos and list of projects they've done. Great if we can walk their jobs if local.
ANY ADVICE in how to find talented, dependable, honest workers appreciated!

I am seeing a slow down in days on market for leasing single family homes in the last month and a significant increase in inventory during the same time.  I found a renter who wants to rent my house starting in 30 days. I asked them to sign a contract and pay the first month rent plus a deposit worth one month rent.  They think that is unfair. They don't want to pay any money until 30 days from now when they move in. They are willing to sign the contract but no money. My instincts are: that holds my house off the market for them, but they can back out and I can lose time and money. Just wanted to know if anyone agrees with these prospective tenants. I hate to lose them.
