Hello,

I bought a 4plex that will be completed soon and it is located 5 minutes away from Tinker Air Force Base in Oklahoma City. I tried looking for the Tinker website but don't see an easy way to advertise my rentals to the base. Is anyone advertising to a military base and if so, how are you doing it? I plan on posting ads to Postlets.com and Craigslist but I was curious if anyone out there is advertising directly to a military base?

@Luther Young Welcome to the website Luther! Good luck in your real estate investing.

@Charles A. Fantastic article Charles! Thanks for taking the time to include all the details about your properties. I currently own 2 SFRs and I am in contract on a 4plex & 3plex. I look forward to your details on the 18 unit apartment complex deal !

@Alfredo O. Try the Wichita falls tax assessor website: wadtx.com

@Tracy Streich Thanks for the input Tracy. I will contact them and see what they say. It seems the criteria for investment properties has become tighter over the last several years. Unless it's a single family home rental (20% down), most other rental properties are requiring 25% down from the lenders plus 6 months of mortgage payments saved up.

@Farhan Mohsin I should have specified a 30 yr loan. I don't think that lenders are doing any more residential loans for multifamily rentals (2-4 units) with 20% down. They still give 20% down 30yr loans to rental properties but only if they are single family homes. But thank you for the reply!

Hello,

I am an investor in the Oklahoma City area. Does anyone know of any lenders that still do 20% down payments on mulifamily 1-4 unit rental properties? So far, everyone that I have talked to is asking for 25% down. It's only 5% difference but when your looking at properties between 500k-1million, that little 5% sure makes a big difference.

Respectfully,

Hello BP!

Is there anyone in the OKC market (or surrounding areas) that is interested in apartment investing? I would love to meet up and discuss ideas or even form a partnership. I have experience in SFR's but don't (currently) have experience in apartment investing. I am educating myself every day and feel that I am ready to "make the jump" to apartment investing. Let me know if your interested in partnering up or just sharing experiences at a coffee shop. The coffee is on me!
