Did you end up going with MRI? I'm Considering it, how do you like it?

Looking for suggestions for a simple software that will help us organize our upcoming maintenance requests as well as keep track of the history related to certain buildings. 

We have a team of 5 property managers that are responsible for the maintenance portion. Looking for something that has a shared calendar, an easy to user interface, easy way to add daily updates to each building and easy way to add new bids and approvals for new requests.

Any suggestions? 

We are trying to figure out a new system that will allow all of our PMs to be on the same page when it comes to the on-going maintenance and history of a certain property - what happened at the last walk-thru, inspection due dates, follow-ups with owners, ect. Our PMs typically know what is going on with their properties, but if they have to do a visit to another one, we need a quick summary to fill them in before visiting. Interested in hearing what systems or how others are tracking this.

DO NOT USE Sara Olson from Progressive Urban Real Estate. She has horrible communications, no financial record keeping and did no due diligence on new tenants as I had to evict 4 out 4 tenants that she found - all within one year of using her. Horrible PMs, especially Sara Olson, can break your investment.

I have a new property manager and use the attorney through my PM. I've used the attroney below with my old PM and reccommend this attorney. 

Also, for PM recommendations, DO NOT USE Sara Olson from Progressive Urban Real Estate. She has horrible communications, no financial record keeping and did no due diligence on new tenants as I had to evict 4 out 4 tenants that she found - all within one year of using her. Horrible PMs, especially Sara Olson, can break your investment.

Hi @Ethan Mace

Your best option is going to be the one that gives you the best deal. Although it may be harder with banks because of your credit, don't rule them out. Give a few a call and see what they can do. Seller financing is more negotiable and can be better, but also may be harder to find.

Thanks everyone for the replies and a bit insight on this zipcode. Any zip codes that you guys can recommend that have homes for under $50,000 and rents that hit the 2% mark?

@Drew Laughlin Yes, each unit. It is a duplex nad both units are rented.
