Hey everyone!!! I love this group and everyone has always been helpful. I have some questions guys!! I am currently moving into a bigger home and we are fixing up our current home to rent out (family of 4+). We have some money saved up and I really want to read up on how I would go about investing in a small apartment complex/building (5-10 units). I don't think I have been looking correctly but the information I have come across has been somewhat limited. I'd like to know stuff like loan requirements, down payment amounts the basics. Any book recommendations? Any commercial brokers willing to connect? Thanks everyone !!!

Hi everyone and thanks in advance for your help,
I am going to provide the full story so there is a full understanding, so I apologize if this is a long post. I am currently fixing up my current home (starter home) to get it rent ready. I have saved up money to upgrade my family to a bigger home and want to take advantage and rent our starter home. I have saved up enough for both a personal property and a third rental, both being financed. Personal property at .05% down payment and investment home at 20% down. My end goal is to have a rental portfolio under a LLC/Company and be able to grow a business, build credit with my business and grow it slowly. Where I am getting confused are my conversations with my broker when it comes to financing the investment property under a company. Essentially the broker is telling me that single family homes and anything under 4 units will not close under a business and if I want to grow a portfolio under a business it will be better to buy commercial properties 4+ units. I feel like I'm missing something and am curious what everyone's thoughts are on this and how you guys handle your investment journey? Are my goals not realistic? Where can I go to get more information about this? Thanks everyone!

Hey guys trying to gain some more knowledge about the BARRR strategy. I see hard money lenders on BiggerPockets advertising Refi’s and minimal season requirements. It sounds to easy in regards to the lending aspect of the process I think I’m missing something. From all the BiggerPockets videos I’ve seen about this everyone seems to have some type of challenge about refinancing their homes. Can you guys in-lighten and point me in the right directions for research. Thanks guys

How’s it going guys. Trying to weigh my option and see how realistic I’m being. I currently have a home and want to buy a investment home. Want to know if it’s possible to find a lender that will let you get a loan with 10% down. I have seen a couple hard-money but they all want 20% which I don’t quite understandably that is what a traditional bank offers as well. Looking for a friend thanks guys
