Bigger pocket questions

Hey guys trying to gain some more knowledge about the BARRR strategy. I see hard money lenders on BiggerPockets advertising Refi’s and minimal season requirements. It sounds to easy in regards to the lending aspect of the process I think I’m missing something. From all the BiggerPockets videos I’ve seen about this everyone seems to have some type of challenge about refinancing their homes. Can you guys in-lighten and point me in the right directions for research. Thanks guys
