hello. My confusion has to do with purchase price and after repair value eg  price is 100,000 and arv 125000

would that spread put the property in an unsellable position?  Should the purchase offer be discounted by that spread?

My over cite . Seller credit amount for interest buy down  say 400k loan @ 4% fixed 20% dn  760 credit 

HOW. MUCH SELLER  CREDIT IS NEEDED TO GET A 4% LENDER RATE?

Hello....I am starting out with a hacking idea. To purchase a sfr non owner occupied and rent out the rooms. I do believe it can be done,  so is there some advice about it? Thanks
