Hey Matt! 

I am using Cozy for all of our properties. 

We just finished working on a two family home in North Syracuse and we will be having walkthroughs this coming Sunday. It was easy to create an advertisement with Cozy, and it listed on Realtor.com, as well as a few others. The downside is that the credit and background check fees EXCEED the new maximum that is provided by NYS. I emailed their customer support and I was told that they were aware of the new law and that they're "working on it". Until then, I will be doing my background and credit checks elsewhere (somewhat at my cost!) 

As for rent collection, work orders, and expense tracking - I love it! Rent collection is free, and the tenant can set it up to automatically withdraw from their checking account. The work order portal for tenants is nice so I can track everything and have a paper trail as well.

@Edwin Brown I am in the process of making an offer using this method. The seller is thinking that he is in the range of $60k

Looking at roughly:

45k cash

$50k seller financing

$55k if I have it financed through my credit union.

The ARV is about $95k after a 15k Rehab. Is that something you've seen work for you?

Edit: offering 3 different options to SELLER, not buyer! 

I am currently in talks with a seller who is the executer of his family member's estate. The house is going to be a BRRRR, with an ARV of about $95,000. I'll have a contractor in there soon to give me more solid numbers but I am estimating a rehab of about $21,000. The ROUGH initial number that the seller gave me was $60,000, and I am thinking more about $45/50,000.

My question: I would like to offer three different options to the seller, as to compete with myself and not other buyers. I can provide cash, financing, and a first born child. Minus the first born child, what options would you offer the seller??

I live in upstate New York (Syracuse), and am considering purchasing something on a lake for my next property. I am planning on using it here and there with my family, but mainly as a short term vacation rental.

I am curious what everyone’s experience has been with doing this?

Also, does anyone have experience specifically in upstate New York? What laws, stipulations, or other things I should know ?

Lastly, what should I know in terms of the numbers? Is there any data available?

Congratulations! My wife and I have had great luck living here the past 5 years. We’re moving soon, but keeping our current home for a rental in addition to the other two I have. Here’s hoping the experience goes well!
