Nice Turn-Key Vacant Rental coming available in early January

We are in the process of doing the necessary repairs to make this a turn-key investment. The basic house is very solid. The roof is less than 5 years old, the furnace is a 2009 install and working great, the A/C unit is a 2014 install and working great, the windows are all newer and in excellent condition. We are installing a new hot water tank, new faucets, light fixtures, painting the entire house and then installing all new appliances. It is on a slab, so no basement issues to worry about.  

When we finish it will be in excellent condition and beautiful so it will make a great turn-key rental property to own. Rental comps say it should rent for $1000-1100 per month and we could place a tenant for you. The best comparable sale is the house a few doors east on the other side of the street at 912 Dawnwood. It is almost identical and sold this summer for $100K.

Thanks @Thomas Glenn and @Cara Lonsdale for your input/feedback.  I have really liked Michael's approach and have learned a lot from his free and inexpensive info.  My next step is to purchase the SDA.  I have been considering his course where I believe it costs $995?  Is that the one you took?
