Hi all,

I have a tenant who has not paid for the 2nd month. I started the eviction process and they did not show up at the initial hearing. then at their appeal, in JP court, they lost. Now they're appealing the appeal in civil court.

They're claiming they're a pauper and won't need to pay court fees or bond, and are stating the monthly rent they owe is $0.

What are my options?

Hi all,

I'm trying to setup a series LLC in Texas. I already have an LLC I just created that will be the master LLC. Having gone to the SOS website for Texas, I do not see option to file a series LLC under the File document option.

What am I missing?

Hi all,

FW has a Neneighborhood empowering zone (NEZ). The web site says 

http://fortworthtexas.gov/neighborhoods/NEZ/

Promote housing, economic development and quality services in Fort Worth central city.

So what does this really mean for those of us who have rentals in the area?  Anybody using this program? It sounds like something for new construction but I want to make sure I understand it before I dismiss it.

@Greg H. Do you have a sample letter.

@Caleb Heimsothe Yes. they do. But I paid for 50% of the taxes for owning it for 54 days

@Ronald Rohden ~4000 with the other 2 properties I purchased through them. They admitted it happens all the time. So why not help your customers and have a standard demand letter or an easy way to communicate with the seller/purchasser?

If it's a common problem there should be a common solution.

Hi all,

I'm at my whits end, and hoping I can get some help here. I'm in Texas and on Oct 6th, I purchased a 4plex. the title company ran their numbers for taxes based on 2016 and use that for 2017 even though the estimates where finalized in April. 

Well 2017 had a huge increase to the point I'm paying 50% of the taxes for owning the property for 2 months.

I reached out to the title company and they said, this happens all the time but they have a clause in their contract that states the purchasers needs to go to the seller and try to get their money back. Basically go pound sand.

I see this as the title company's issue and they should be sending out an official notice in order to get what amounts to almost $2,000 in taxes.

What are my options?

BTW avoid independence title in Southlake. They also go by Arc law.

I've been managing 8 doors for the past year. I have been pitching to my friends and family. They like it, but lack funds. I'm offering 6% after initial 3 month stabilizing/repair then 70/30.

Very true, but us small fish need a place too.

I'm trying to get started myself, as you can tell from all the questions, and I'm having a hard time trying to figure all the details out. Not much is written on this from what I can tell.

I have a small 1.2M 26 unit I'm trying to raise funding for and need to figure out how to structure the deal, and provide assurances for my investors.

I know you're slammed with your day to day, so I really appreciate your insight. Thanks Joel.
