Like some of the others on this chain, I think it is a decent place to start, but I think the analysis needs to be more detailed and nuanced. I utilize FMLS, so I will look up similar properties to our subject and see the rent they've closed for. This is a more accurate way to gauge what you can expect in rent than just the 1% rule.

If you aren't doing the work yourself, make sure you vet contractors as much as you can.Of course look at their previous work, but also consider their responsiveness, ability to meet with you, years of experience, etc. Finding a good and reliable contractor can definitely make or break a deal.

Like Charles mentioned, there are plenty of things (pros/cons) that go into investing in real estate. The biggest pro being making a lot of money, but there are a ton of things to consider.

I think 1031-exchanges are a good idea, but there are, of course, many factors that go into what may be best for you. My father-in-law almost always does 1031-exchanges when selling his properties.

Researching certain areas/pockets for investment opportunity is a great place to start. Also, knowing if you want to fix and flip or buy and rent is a good thing to have an idea on early on!

Austell is definitely a great area to start looking to invest in. With the Braves now playing in nearby Smyrna, the area is likely to continue to grow.
