Hello All!

CONTEXT: I just bought a newly constructed 4 bdrm 3.5 bth townhome with upgraded flooring and cabinetry. It also has a two-car garage. I've listed it at a $2,995 which is pretty high for normal rentals in the area but is in line for the product. I know this because the leasing part of the neighborhood has my floorplan at $2800-2900. Mine has a few upgrades and they are actually out of my floor plan so there is low supply. 

QUESTION: Not sure if Zillow/Apartments/Craigslist are exactly my target market for this type of listing so I was wondering if anyone had any tips for listing their luxury/upscale rentals. What resources do you use? How do you reach the upscale market? I see I've gotten a lot of views but barely any leads. Currently listed on FB, CL, Zillow Network, Apartments.com Network, AHRN, and notified Base Housing Office of nearby military installation. Any other ideas?

Hi everyone! I just bought quite a unique newly built condo in Henrico, VA. I got a great deal on this 2400 sqft 2-level condo with all the high-end upgrades included. It also includes a garage which is pretty unique for a condo in this area.

Do you market high-end rentals in the same way you would market any other unit or do you take a different approach with luxury rentals? Also, do you list in the same places like Zillow, Craigslist, etc? Any tips or insights on this would be quite helpful.

Hello All! - I'm a new investor based out of Arlington, VA looking to network and learn more about the RVA area. Purchased something in Moseley, VA last December and it has opened my eyes to the opportunities in RVA and surrounding areas. Where are people finding good buy/hold or BRRRR deals in that area? Favorite neighborhoods?

Investment Info:

Townhouse buy & hold investment in Moseley.

Purchase price: $278,248
Cash invested: $75,375

Bought a new construction townhome in a high-end neighborhood with a 9/10 rated high school. Charging $2,250 in rent and paying $1,500 in mortgage and HOA.

What made you interested in investing in this type of deal?

Had a great realtor who shared this deal with me and walked me through the process

How did you find this deal and how did you negotiate it?

This deal came across my realtor's desk and she forwarded it to me. I ran the numbers in my pre-made excel sheet and the numbers worked. There was no negotiation with the builder but I got a discount because it was the last one to sell. I was able to get a seller credit because I financed through the builder.

How did you finance this deal?

I put down 25% on the deal by combining my savings and a small loan from my 401K.

Hi All - I recently came across Cozy and signed up but my tenants didn’t feel comfortable providing their bank information given they have an ‘F’ rating on BBB site (https://www.bbb.org/us/or/port...). 


Has anyone had a similar experience? Is Cozy reliable? What are some other alternatives?

Hello All!

First post on BiggerPockets! This is exciting! I'm looking into investing (from out-of-state) in small multi-family properties in the Tampa MSA. I'm looking to network with agents who specialize in out-of-state investors, property managers in the area, and maybe some lenders that can answer my questions around buying through LLCs with personal guarantees on a loan.

Any recommendations on any of this would be helpful? Also open to hearing any thoughts on the multifamily market down there!
