@James De Silva I've quoted  bunch in the area over the last couple of years. I've found that both Mr. Furnance (A.C.Catreara) and Family Htg. & Clg. To be the best for my needs. On new installations Family seems to be slightly cheaper with the same warranty.

I don't understand the need to convince the BP community or anyone else for that matter, that Detroit or SE Michigan is a good place to invest. If you have a business model that works in Detroit or the inner ring suburbs, then do it. All the validation that should be necessary are the returns you're making. I'm making great returns by investing here and I want to continue doing so. Values continue to go up and I've already got more competition than I care to have.

So to all investors out there please be advised, our market SUCKS!

@Thomas Manuel Danville? Are looking to Buy & Hold, Flip or raise goats? You're kind of out in the boondocks there. I guess I like to be in areas with strong demand. I sold a subdivision in Mason and the builders are now doing quite well, but that area is not a big market.

Hi @Thomas Manuel Of the areas you listed I've got houses in Hazel Park, Ferndale, and Warren. All of them have been good for me. Very little turn-over and are good, strong demand markets.

@Bryan H., my buddies have been in the Ypsilanti market since we graduated from high school (30 years ago). They now own around 600 units and cater to the EMU market. They cash flow like a banshee but they rent out rooms rather than the typical SFH business model. The biggest challenge within the city limits, which is where you want to be to hit the college crowd, is the taxes. Ypsilanti has an 84 mileage rate on non-homestead properties. One of the highest I'm aware of in the area. The city is paying off a debt obligation on the Water Street project, that now has to be approaching $20M in outstanding bond debt.

If you're thinking Ypsilanti I'd go student rental. In the area you're looking, Ypsilanti Twp. You're still between 59-62 mils. and the assessments tend to run high.
