If you had the ability to get a residential loan anywhere in the United States and only had to put 3-5% down with the plan on converting the purchase to a rental at some point in the future, what would your strategy be?

I am fortunate to have a high-paying job that allows me to be fully remote. I currently own two properties in the DMV (Washington DC) where my ROI is not amazing. Given that I have the ability to work from anywhere in the country, I am trying to figure out a strategy for maximizing the ROI of my next purchase.

Maybe that means buying a beach property as a primary and after living there for 6 months, converting it to a rental.

Maybe that means buying a quadplex in Philadelphia by a university and renting it out by the room.

I am totally open to all ideas, if you were in my situation, what would you do?

Hi everyone,

I am looking to obtain home insurance on a primary and rental as well as auto insurance and an umbrella policy. At this point, it makes sense for me to shop around and pick a broker. How do I decide on which brokerage to use and what makes one stand apart from the other? I live in Northern Virginia if anyone has recommendations. Thank you so much!

I have a 50 gallon water heater and it’s proving to not have enough water to supply five adults. I’m considering adding a mixing valve and or booster, I am leaning towards the booster. Does anyone have a suggestion for which to purchase?

I am planning on joining a small brokerage soon as I really like the principal broker. I am curious as to why some people work under Compass, KW, etc.

What made you pick your firm and what made you decide on that path?

@Aditya Maini I did this recently in Arlington (even built the bedroom). I managed to find a 4/4, so I feel comfortable having a full house, I’m not sure how I’d feel about a 4/2, but if you think the numbers work, I’d say have at it. Townhomes are nice because they are low maintenance. If you need a reasonable GC to help build your bedroom, give me a message (mine was under $4000 all in including materials).
