I am looking at this 2B/1B SFR in a nice pocket of Fort Worth, TX for buy and hold. Here are some details on it as well as financial projections. Please let me know how you would rate this deal 1-10:

  • 900 sqft
  • 1958 build
  • Tenant in place
  • Roof replaced in 2012
  • Foundation repaired w/ lifetime transferable warranty
  • Interiors have been updated

Looking to purchase a $90k SFR with a tenant in place paying $1195/mo. Couple concerns I have, please let me know if I am overthinking:

1. Seller won’t provide lease agreement or proof of rent being paid until earnest money is deposited.

2. Seller is requiring their title company to be used

3. Seller is asking me to pay for survey + title

Anything else I should be weary of?

I'm interested in this as well. My plan is to acquire multiple turnkey SFR with tenants with 25% down on each.

Example:

PP: $90k

Current rent: $1200

All-in: $27k (including closing)

Is there an opportunity to refi before 5 years? 5 years being when I would make my money back either way.

Really like multifamily, but there's nothing in the DFW area I could find at a decent price with 10+% cash on cash.  Wondering where I should put $150k

Looking at 2 duplexes for $345k each. Curious what the best option would be for a loan.
