Hi Steven,

welcome to the investor world. I admire your vision as a Medical Professional to get started in self managed real estate. This one price of advice may sound plain and fundamental but it’s a mistake many of us make. Remember in real estate you make money when you buy, more so than when you sell. Be patient, build a team, gain expertise of your market and price points and then execute rapidly when a deal meets pre-establishes criteria.

Has anybody done any research breaking down how many hours of personal time it takes ON AVERAGE to facilitate a 2 or 3 unit multi? Hours for purchase and rehab? Hours of annual management? Field, rent collection, bill payment, general admin.

How do you incentivize the rehabber to prioritize the transaction over other business or personally held rehabs?

Has anyone kept the property in an investor’s name and then wired progress construction payments to a separate bank account in control of both the rehabber and investor?

Any feed back on above or other suggestions for a successful agreement and outcomes?

My thinking is if a house is in good shape and cash flows well I don't concern myself all that much about side by side or up down. Good deals are hard enough to find.
