P.S. I should probably mention that I have a sales background. I was a financial advisor for about five years and then ran my own niche music production/promotion company for ten. Both were successful ventures in their own right... But my music label died when the Coronavirus hit.

Hello Everyone!


I'm a new RE investor who's dabbled in RE for the past 8yrs (mostly setting up and managing short term rentals). Right now, however, I'm looking to become a broker in one of the toughest RE markets in the US - NYC. 

Does anyone have any advice for someone just starting out? What does it take to make a decent living here in NY from brokering? Are there any pitfalls to avoid? And, lastly, how should someone like me go about choosing a brokerage? I've heard (read) that finding a mentor is key... but this being such a cut-throat market, I don't know of anyone who'd be willing to sit down and explain the process... especially, one that actually works. 

Looking forward to reading your feedback and learning as much as I can.

I bought this house from a flipper so I'm not just looking to make cosmetic changes... This will be a rental so I just want a reputable contractor (is there such a thing?) that's not going to cut corners.

Hi @Bradley Kesselman, I’m open to either options. I just want to find someone with reputable references, reliable and that knows what they’re doing. I’ve recently finished renovating the main part of the property, and finding a good GC or contractor is like finding a needle in a haystack.

Update: About a week after posting this, the upstairs floor began to recede and sag. What started as a small crack in between the second level floor and the baseboard turned into 1-1.5" opening. Meanwhile, my contractor, who had initially assured me that there were no structural issues in the house and everything was just fine, decided to bring in two 2x4"s and a car jack to push one of the 2x4s up into the joists in an attempt to level the joists holding up the second floor. Unfortunately, that didn't go so well because the location of where he put the column and beam proved to be too much weight in one area and, while the structure held, it continued to sag into the floor beneath the car jack. It was a mickey mouse operation.

So I called up and invited a structural engineer who rushed over and confirmed my fears. He said that we would need 3 columns and 2 support beams running perpendicular to one another to support the second floor. He drew plans and I found a reliable GC who came over and temporarily installed jack posts and beams, the way it was supposed to have been done in the first place.

And, last week, I finally parted ways with the contractor who created this whole mess. 

But it leaves me in a bind to find someone reliable and can finish the work. 

Right now I feel like I'm stuck up a river without a paddle. Does anyone have any reliable GCs or contractors that I could turn to?
