Hi Karla, welcome.  

To your question: "Are people that are looking to invest in out of state for high cash flow also looking at these areas ?" - the answer is yes, throw in Ohio, Michigan some other parts or the rust belt and you have the complete set.

agree with other posters here, but would add that it may be worth keepin if it has sentimental value and if you think you may move potentially move back.

I have not looked into something like this personally, but it would seem the profit potential will be significantly watered down and you have very little control over the investment, may as well invest in a great REIT, at least you get liquidity, transparency and better tax strategy
