I ran into the same issue but ultimately went with a policy for the front house and a separate policy for the back house. I felt as though this was more logical than a master policy for both rentals. Thank you...

@Rick Albert I may get a lot of push back from the team but I split my utilities on my ADU the conventional way....each dwelling has its own meter for water, electric and gas.

I did not want to incur the cost but I figured...that maybe....just maybe....sometime in the near future us ADU home owners may be able to rent both units....like a duplex.

At that point it will be worth it to let the tenets be responsible for their own bills.

Not saying that other ways are bad...they are actually very cost effective if you are living there...but what about as you scale your business and move onto other properties.

This of course if your city will allow you to rent both units...the city I am in is tough but things can change as more pressure is being put on affordable housing.

Once again...not saying any way is right or wrong...I just did it this way for the reason I just mentioned.

When sending in the documentation....what else from the obvious....pics, emails, contracts,...etc....should I submit.

Hi Biggerpockets Team,

I hate writing, hearing or reading about anything like this subject but my Licensed contractor abandoned my project.

This guy was a referral from a co worker (her husband) and my due diligence showed nothing negative.

He has stopped all communications with me and I am starting to unravel everything and get moving to finalize my project as an owner builder and I am finding that he did not do a lot of things. 

Not only was he over on our contracted timeline (which include penalties) but he left me with a TON or extra work, double payments and extra expenses that I was not aware of.

I want to recoup my extra expenses, lost rent and penalties and am not sure what steps are next to reporting this guy.

Where are the best places to report him, other than his bonds, State Licences Board, BBB, so he doesn't do this again to anyone else...

Does anyone have a contract/real estate attorney recommendation?

Any and all advice is appreciated.

@Barbie Steele I want to make sure I understand what you said so I can apply it to my situation. I am in Santa Monica and started my ADU project in 2018 but was permitted in 2017. Would I be able to rent out both my main house and ADU and not be subject to the owner occupancy rule? Sorry for the repeated question. thank you

Hi Team,

My ADU was permitted in 2017 and did not break ground until 2018.

As of today, it still has not bee signed off by the city...contractor abandoned the project.

Question - would this be considered part of the 2020-2025 ruling on not being able to rent both units?

@Matthew Forrest  It was in about $4500 to separate all utilities.

Yes...I would interested in the referral for a electrician.

Thank you for the waiver...what seems to be the most common issue for the city to grant this waiver?
