Rachel this was done for my self directed IRA so thetrust company was listed. I mention it because I'm thinking the rules change depending on the county.

I was able to put both lawsuits in one filing and the trust company ( which I don't own) was listed in the suit  and is listed on the judgement deeds I recieved.

I did the 30 day notice but used a lawyer for the actual foreclosure. He did them as one filing which saved me some money.

Look at the county. If it has a good site you should be able to locate the subdivision the property is in. Then just go through the other properties that are similar (house or raw land) in the subdivision to find out the taxes they are paying.

It's time consuming but the counties want the property to be close and similar and you can't get much better comps then the same subdivision.

Good catch on the bid numbers Jerry K. I haven't checked into it much since I re registered the other day just noticed the sealed spot and forgot the bids were shown in the Adv. Thanks for that reminder :-)

I live in AZ (yavapai county) and found the changes in the county tax sales interesting. Did you notice they no longer show how many other bids have been received on the property. Now it just says sealed.

We have a couple properties that we are considering contesting the values they are taxing us on. They went all out raising the values when the market went up but we very slow in lowering the values. Part of that is due to the fact they only reassess values every few years.

A word of caution to some of the newbies....Be careful in the rural areas as not even the aerial maps show the true story on some of these places. Went to look at one property yesterday and the road was so bad to get to the properties in the area we turned around. We'll have to take the 4wd to get back there. It was probably one of the worst dirt roads I've ever seen and it's not maintained by the city as it's outside town limits not even sure if it's county maintained as some are not..

In some states there is a title policy you can buy that is considered open till the final buyer closes or up to a certain amount of time. There is a term for the type of policy but I'll be darned if I can remember it at this moment. It costs a bit extra but not as much as 2 seperate policies would.
Maybe someone from title can jump in on this

Sharon my hubby has talked about retiring to Belize !

Wondering if there are investors that use a investor friendly attorney to do double closings in a state such as mine (AZ) that has closings typically done by title companies. If so how did you find them?
