Nik K, As someone who is just leaving college and has signed a few leases, I feel like I can offer some advice.

1. I would have a VERY strong lease, more so than a regular tenant lease because of the possibilities that students will try and bail once they find out they "can't" get along with their room mate.

In the lease state that their is no lease takeover, and make the lease for an entire year. That is how homeowners limit turnover, always a new group of students every year.

2. If you have the opportunity, make the downstairs some type of cheap indestructible hardwood floors. Carpet gets destroyed in college.

3. I would have a considerably large damage deposit, due to the fact that their is a high probability of college students that are going to try and "walk away" and let you keep their deposit instead of fixing damage.

Hi everyone! My name is David Gellner and I'm a soon to be grad. I can't wait to graduate and begin immersing myself in all aspects of real estate investing. I hope to buy my first multi-family property within a year after graduation.

Besides real estate, I am interested in public relations, advertising, and marketing. I'm also a huge Seattle Seahawks fan and can't wait to watch them play tomorrow!

Brian Burke , Thank you for replying to my post and offering your advice! I plan on starting with multifamily properties to start my investing career.

I am trying to get into a CCIM firm is not only because of the massive amount of knowledge that I could have the opportunity to gain, but also to jump start my professional career. I am about to graduate from college and I am going to need some income from a job in order to get started real estate investing.

Karen M. , Thank you for the reply! I definitively want to be an investor. No question about it.

Would you not recommend going the CCIM route, working for a firm, if I wanted to be an investor? My future goal is to be able to be a full time investor in the future. I love anything that has to do with investing!

Dale Osborn , Thanks Mr.Osborn for your advice! I will try my best to go to a Kitsap meeting when I am out of school. One thing I find absolutely amazing about REI and REIA is the knowledge and community that people are willing to share.

Joshua Dorkin , Thank you for your advice! I can't believe that you are able to respond to me with how busy you have to be with this awesome website!

I feel like finding an investor who is active in the marketplace would be ideal for me. That way I can continue to, "work to learn" as Mr. Kiyosaki says.

Great advice on what I should say and offer to whoever is offering to be my mentor or potential internship employer. I will be thinking about what you said tonight.

Jack Bobeck , Thank you for your reply. Means a lot to me that you'd take your time to offer some advice. I will definitively take your advice and search for a "mentor" as you and Josh have recommended.

I have read Rich Dad, Poor Dad! What a great book! One thing that stuck with me was, Rich buy assets and poor and middle class buy liabilities. I have put the Go Giver on my wishlist. Thank you.

As soon as I move back to the "west side" after completing my last quarter of school the first thing I am going to do is join REAPS (RIEA) and probably another one. I can't wait! Thanks again.
