Hi Amie D., I'm pretty much in your same situation at the moment. My family owns some multi-family properties in Snohomish County, but that particular area worries me because of the long term prospects with Boeing. The economic analysis reports on if/when Boeing leaves would leave the market stagnated, and in my opinion devastated.

I've been starting to research the Seattle area, but as you've said it is currently very competitive. It feels as if Seattle is going through a tech-boom of some sort with Amazon,Google and Microsoft hiring like crazy!

If you're interested, we should work together and research some outlying areas that seem promising for investing. It looks to me like Seattle has great future economic prospects, we just need to find an area that is more investor friendly!

Hey Michael Kubitza, First of all, welcome to BiggerPockets!

After reading your post I'm a big confused of what your goals are. Generally when you flip a house you are doing it to generate a sum of money, whereas with Rentals/Buy & Hold you are trying to create long term wealth.

The first piece of advice I'd offer is reading a few books on the topic and visiting this area of the site and reading EVERYTHING you can: http://www.biggerpockets.com/forums/12-starting-out

Hopefully a more experience investor will come along and answer the things I've miss. I wish you the best of luck, and feel free to ask any other questions! This site is amazing!

As someone who just graduated from college I feel that I could offer some suggestions!

As Bill Gulley has said: Get the parents to co-sign. No exceptions.

I would make sure you lease agreement is in order, especially concerning the higher probability of 'college problems': Growing/selling marijuana/noise violations,supplying alcohol to minors. I'm not sure what the legalities are in your state, but that is is something you definitely want to consider.

One other thing I would recommend is no carpet. The allure vinyl floors are amazing.

Another thing to consider in the lease agreements is if you want to allow lease transfers. It is very common for students to move in together as friends then in a few months they hate each other and want to move. This is another reason you have to have the parents co-sign.
