Didn't get to complete post. Please provide other suggestions for online book keeping and securing rent.

Hi!

I am a landlord located in the DMV (District of Columbia, Maryland, Virginia) area. I have been in the landlord business since 2011 and began using Quickbooks around 2018 for securing rent payments and book keeping purposes. In the past, I noticed that they were an online accounting system with minimum phone contact, if you reach a person they always say it needs to be elevated or simply didn't know the anwser.  Since the inception of my use, my funds were secured from my customer and distributed to my account,  until recently.  I had an issue in the month of June with a customer having insufficient funds in their account and their check was returned.  As a result leaving my account in the negative and owing quickbooks for they forward fund amount. Upon resolving the issue from June, I have yet to receive the funds owed to me from my July rent. Needless to say, once this is resolved I will terminate my subscription. Are there any other online book keeping and systems that secure rent for a reasonable price?

@Anthony Dooley Out of curiosity where do you post your vacancies. I use Zillow, which typically feeds the other rental websites. 

Hello my fellow landlords, 

I have a dilemma, I am a District of Columbia landlord who recently secured a new tenant (June 2021), who wants to terminate her lease because she believes the unit has a few issues. Initially when she moved in the ac wasn't working properly but, has was repaired, then she she noticed there were small bugs in bathroom. D.C. is very tenant friendly but, I do not want to place myself in an bad position. Technically, we have an agreement but, I do not want anyone on my property who does not feel comfortable, and who could be potentially a liability. In short, I do want to relinquish-cancel out the lease but, believe I should be compensated for the inconvenience.

Please advise.

Amend the lease to incorporate a waste/junk yard clause that prohibits build up of junk. It may not be a big deal to some but, when neighbors begin to comment or come to you about eye sore..that could be annoying.

@Todd Landry I received all my full April rent payments however, the 1 tenant has notified me that her hours are going to cut, I provided a couple of options, pay at the end of month waiving late fee and/or negotiate another amount and hold them accountable to pay the balance.  These are they only two options I could come up with-it's definitely something I didn't see coming. 

@Joe Splitrock I was going to amend for next month to $1000 and have her add-spread remaining payments in the future. On one hand, I do not want to be inhuman but, also want to be smart about it. You are right-some are just doing the easiest thing there is which is ask for a reduction but, I was also taught that shelter comes first-when it comes to bills.. Thanks for the ideas. p.s. I grew up in Minneapolis..a true Midwesterner-maybe that's why I am so soft...lol
