Yes, basically arbitrage. 
Avantstay did reach out to me several years ago. I opted to not go with Avantstay because I did not feel that they had much for protection for the owner if things should not go as smoothly. Also we felt we were going to make more self managing than with the payments they were offering. We did out earn them. We made the right decision.

Relatively new company. Basically wanting to lease a property that they will then sublease. Just trying to find out what other owners have experienced with the company and if they found the contractual obligations to be reasonable or not.

Stairs and Deck Warnings for Rental Property to be included in Rental Agreement. I have a short term rental that has two wrap around decks with stairs. I would like to include some type of statement in the rental agreement to mention risk and that we are not responsible for injuries. Anyone have a statement like that for your property that you would be willing to share? I don't want my rental agreement to be too long but I feel like it needs to mentioned somewhere.

I am in a 2 member LLC (husband and I) for which we file a partnership return the K-1 information is then reported on our joint tax return. We would like to sell property that is in the LLC. I have been told to sell and purchase in LLC. However now the mortgage specialist says that I need to quit claim before I sell property because it would be difficult to get a loan through the LLC to purchase new properties. 1031 specialist says whatever we do don't quit claim or it will risk the 1031 exchange. All I want is to be able to do a1031 exchange and not be in a position at the end of the whole process to discover it was done incorrectly and that I am liable for all my capital gains that I am trying to avoid. Anyone have suggestions? We cannot be the only one who has done this before. I do not want to reinvent the wheel.

Dave Foster haha. I’m glad that they are wrong. That is an interesting idea to make it eventually a retirement home.

Dave, thank you for that info. It was strange because one company 1031 intermediary I called said absolutely could not do long term to short term exchange of property. So it is reassuring that I can. The LLC does have own tax return.

Thank you Blair for the information. I will have to ask about the exchange regarding one property being a long term rental and the property to be purchased would be a short term rental property (we would not stay there more than 14 days and is available to rent 365 days in year but less than 30 day stays), if that would qualify.

Travis, thank you for the name of bank. I have had a heck of a time trying to finance through LLC and finally gave up so that's why mortgage in personal name. I will contact Firstbank when the time comes.
