I'm trying to find a good investor friendly electrician in Dayton for mostly panel swaps. I had a good one but he's become too unreliable.

I'm looking to switch insurance providers for my rehab properties. Does anyone have any good suggestions for insurance providers that cover rehab projects in the Dayton area?

Hey Mike. I'm a fix and flip guy so I'm biased but I think it depends on a few things. Do you have the capital to get into more properties if you hold it? Will $20k get it done to flip it or just rent it out? If $20k will do it you'd get a pretty nice return on your investment. Especially if you were able to take a comission when you purchasedif you bought it long proration and can sell it short.

What's wrong with selling the LLC at this point? Are there other assets associated with that LLC?

I have another rehabbed property that is under contract to sell but won't close till late December.

I have a Fannie Mae property under contract that I originally planned to rehab and sell. The property is under contract in our LLC but I am now looking to wholesale the house vs rehab. It states that the property has a 3 month seasoning period on the cotract but is there a way to wholesale the house without having to sell my LLC to the end buyer.

I know of other wholesalers have done this I just dont kow how.
