I have a unit in a tri-plex that is available to rent. I had a tenant call to see the property. Everything seemed good, they looked good and showed up on time to the showing. The only problem is when I sent them over the application they stated that they had a prior eviction 4 years ago in 2012. The tenant stated they would pay higher rent and a higher deposit but I'm concerned that I might end up with a problem on my hands in the event they decide to stop paying rent. On the plus side they were very open about the eviction and didn't try to hide anything. People can change so it's tough to just lable them. What would you do? Run the BG check and go from there?

I have been in the process of closing and tearing apart our first property - hopefully post to follow about that. That being said I have not had the chance to look at all of the info posted above regarding leases. But....I want to say THANK YOU. It is so amazing that I can post something as vague as.. I need a lease (help me I'm a newbie) and I get such a great response from people with my best interest at heart. Again THANK YOU for your support. It means more than you all know. We are in need of a strong lease agreement for tenants in a soon-to-be-closed triplex we are buying. I'm really wanting to start out on the right foot when it comes to screening and lease agreements. Does anyone have a lease that they could share or a contact that we could reach out to in the Reno / Northern Nevada area? We're hoping to be ready to rent in a few weeks.

Thanks @Pyrrha Rivers , I think the flooring is a little more expensive but worth it in the end.

We have a tri plex that we are hoping to close on in a week or so. Two of the units have carpet that will stay in for now. One unit needs the entire carpet replaced (except kitchen and bathroom which are linoleum ). We were really wanting to go with a wood laminate that could stand up to the traffic and abuse of a long term rental. I've heard a lot of people using certain products from Home Depot etc. We have a Lowes close to us and would prefer to use them in order to save an extra 45 minutes of drive time to a Home Depot. Any recommendations would be amazing!!

Type of floor?

Brand / Product type?

Should we seam at every room to help in future replacements?

Update - short sale seller is not wanting to turn on the utilities, since they are making no money on the deal they are less than engaged with the process. But, that is okay. The numbers still work so onward we go - we'll turn utilities on and get the inspection done asap.

Thanks to everyone for the insight. We had planned on ordering but wanted to get opinions as well. Ordered it today and should be walking the property with the inspector soon. Cross your fingers that we don't find any more issues that we didn't know about.

We are looking to close on a deal that has taken a total of about 11 months to get approved. When we walked the property we came out with about $5,000 or so or of repairs needed on this property for various items such as : stairs to top unit (it's a triplex), roof repair, carpet repair one unit, slight water damage in the a/c vent from the swamp cooler. All the numbers still work out fine when we take this into consideration. My question is: Now that we are at the closing table or close to it. Should we still order an inspection through our realtor or should we just walk the property again with a contractor? Any advice is appreciated.
