it all depends on the average rents for one br's and the purchase price of the place.

You should talk to a local property manager so that he can tell you what areas to stay away from. He can tell you what areas in town that will have the high vacancy rates. I can send you a referral if needed.

If you cant get the financing or partner for this property. Put it under contract anyway and wholesale it to and end investor. You can make 3k to 7k fast cash.

I live in ca but wholesale in St. Louis. I can send you houses for sale so you can drive by. 

I have a friend who will be in at Louis in August and he is building new construction and placing seniors in then for assisted living . That way there is more monthly cash flow. I can hook you up with him to see what he is doing.

check to see if your area has appreciated significantly the last couple years. If it has then ask yourself " am I buying at the top of price bubble?    if you think so then buy out of state where you can buy 2 homes for cash for the 50k. Get a good property manager. They are out there. If you own rental homes free and clear ,it is a lot less stressful when you do have a vacancy. If you get the real estate investing bug after a year, you can always get a cash out refinance and buy more properties.

I am marketing directly to absentee owners and have been getting many deals under contract. Now I am not finding buy and hold buyers. I have posted ads on craigslist. Anyone have suggestions on finding more buy and hold investors?

I am wholesaling homes in the st Louis. I am marketing directly to sellers and getting it under contract at the right price then selling it to end buying investors. I have a couple deals under contract that you can help sell and I can pay you a referral fee.
