I know that we can lend to foreign nationals in CA with good mortgage rates. You should look for mortgage brokers in the state that you want to buy in and ask them what rates and terms that can get you on non owner properties.

I know have a lender in CA that will lend even if someone has 10 or more financed properties or even if the person's debt to income ratio is too high. They will look at the cash flow of the property to qualify the person for the loan.

hey George I figured that you were already on biggerpockets. Do you need any fixer uppers in Kansas City right now?    I am not sure if you remember me. We have talked in the past about some houses that I was selling in Kansas City. great domain name. I would have figured that one was taken already.

You can also look into refinancing your current first mortgages and getting new cash out loans at 75% of value. That could be a good way to go if you could get rates lower than your current rates. If your tired of a property, you can sell it and do a 1031 exchange into another property and defer capital gains taxes that way. If you current first mortgage rates are very good then check with some lenders to see what ltv they go up to and their rates and go with the lender that meets your goals. Most of them max out at a combined ltv of 80% on helocs. You can check with your current 1st mortgage lenders to see if they do helocs.

I am wholesaling the house at 8615 E 93rd ST Kansas city mo 64138 for only 29k. Home will rent for $850.0 per month. This is a easy rehab. no major work needed. dry basement. Home is 3br 2ba with a 2 car garage. Kitchen needs updating. needs paint. Home has been owner occupied.  I have many more pictures to share via email.

If you have been at your job for 2 years or more then they would use that gross income to see how much of a loan that you qualify for. If you have been at your part time job for 2 years or more they would count that income to help you qualify for a home loan. If you can come up with the 3.5% down payment plus closing costs and have decent credit , you should be able to get a FHA or conventional loan to purchase a house.

 I went a 1/2 mile out from your property and the highest and closest comp was at 1157 2nd ave. sac. sold in 7 days for 510k. It looks like a awesome rehabbed house. the next 2 that I found were at 2612 harkness st. sold for 465k in 53 days. then 2712 18th st sold in 16 days for 479k. I have an idea for saving money on commissions. and hopefully you will get a cash offer to save on closing costs like the offer on 1157 2nd ave.
