If you have their physical address, mail them a letter (yellow) saying you'd like to buy that property and for them to call you.  It works!

@Michelle L.

To whom would this dangerous/intimidating behavior have been directed?  Would the PITA applicant have to have said something d/i to you during the course of the conversation, or to someone else, and how would you know they did it to someone else?

Just in case PITA-Americans do become a protected class, I like to know how to deal with rejecting them. :)

Nick,

Fear can be a great motivator.  Just as we let the fear of the unknown paralyze us, we can use the fear of the "known" to motivate us.  Personally, I visualize what will happen if I don't do the things that need to be done.  I picture the absolute worse life I could possibly live if I don't act. I make the vision as terrible as I can (poverty, homelessness, divorce, shame, etc.).  I use these things that I know will happen to keep me motivated toward not giving up.  

Used correctly, fear can work wonders.

One of the wholesaling gurus has a video on her YouTube channel regarding repair estimates. She says she doesn't do them with her wholesale deals  because she has no idea how to figure out what repairs costs and simply submits her wholesale deals to her buyers "as is". They have to do their own estimates and due diligence anyway, so she doesn't bother.

Does anyone any experience with doing this?
