@Jessica A. Smith I would avoid englewood are between Normal St. and Western Ave, Also the Eastside from King Dr to the lakefront 69th to 83rd. There are nice blocks mixed in there but unless your from here (and actually live in these hoods you really wouldnt know).

try trulia itll give a block by block break down. also join myblockchicago to get an idea on crime.

thanks guys, looking to be out of my rental by summer if not earlier. If lending doesnt happen I plan to take cash on hand and purchase a cheap fixer upper over in Gary IN to get out of renting then save cash to buy a Hud property. What you think?

I recently signed an agreement with a broker to represent me in the purchase of my 1st 4unit property. (Havent found it just yet ) She introduced me to a lender who coyld possibly get me financing (fha loan route w/3.5 down payment) Lender is waiting for me to send over 2013 2014 tax returns and upcoming tax returns along with all w2s. Im wanna know if you think it was a bad idea to use a lender brought to me by broker who im thinking works together? Also I want something under 90k , is it possible lender could say 90k is toolow and require a higher amount for loan?

im so motivated reading you guys posts. I just got back to work (@ w2 gig) So that I could have my ducks in a row for fha funding for 4plex.So W2 + Store Owner income will help me secure my 1st property. Once im ready for rehab ill be calling you.

@Upen Patel thank u very much for the info. Now do you think I have a chance at conventional loan with 2015 taxes being my 1st with self employment/w2 ? I really need to get away from renting because Im renting x2 with me paying for my (small business) location which costs more than apartment but is sole income source.

I'm trying to get any info or tips or even advice on what i should do. Looking for a 3-4unit using FHA Loan but switched income source back in April so previous returns reflect old income source and currently income is from my retail store I own. Should I return to previous line of work so that im able to use 2yrs previous returns(I dont wanna go back to work for anyone) or is it possible to still get FHA and lending even though income source has changed.

1 broker told me it may not be needed for underwriting,and that I just need to have down payments and reserves in seasoned bank accounts.

Please help! I really dont wanna go back to working for anyone but if its what i gotta do til I recieve funding fine.
