Great thread! We own multi-families in Bergen and Hudson counties but decided to venture off into the Deptford area over the past year in order to scale our holdings. I picked up some foreclosed SFHs but decided to rehab and sell instead of rent. Although I understand that some investors do not mind earning a few hundred net dollars per door from rentals, I have some difficulty justifying this if I am not able to completely pull out my equity during refinancing. I suppose everyone has a different business model and will conduct business accordingly. Based on my current model, in addition to my North Jersey expansion, I would like to purchase at least 2 SFH or MFHs per month in the South Jersey market. Although I have been looking for MFHs in South Jersey, I have not come across any workable BRRR deals from the MLS. As someone said earlier, it is very difficult to find BRRR MFHs in South Jersey from the MLS. How are you guys sourcing your deals?

Definitely one of my favorite episodes thus far. Wow! Absolutely awe-inspiring.  Nick really digs deep and demonstrates the "CAN" perspective on life.  Gold nuggets throughout the entire episode.

@Rob Barry - My attorney told me that this was not possible. Anyone in NJ able to add the rehab cost onto the HUD as Alex mentioned? Awesome concept, but does it work in NJ?

Erin,

I have communicated with them in the past and was close to pulling the trigger but decided not to. My decision had nothing to do with them but rather my requirements. I was very pleased with the prompt communication and I would definitely consider using them in the future. Is this your first flip? First time working with an HML?
