Is there a link or site with information pertaining to available loan programs for investors who 1. have outsdtanding credit 2. Employed 3. have some ligiud assets

I was scared away from the 203K program but am wondering what else is out there. I am lloking for purchase price 200K

Yes, I was fumbling like with the terms... thank you for the clarity.

Must the tax certificate be redeemed each year ?

I did not think that the holder of the tax certificate initiated the tax deed sale?

How many times are the tax certificates sold for the subject property before the tax deed sale? (the law determines tax deed sales date?)

Florida: a tax deed was purchased at a tax deed sale by person #1. This property will come up for auction soon. I, #2, want the property. Does the owner of the tax deed hold any more sway than I when auction comes up? That is, if I am the winning bidder, I still need to buy the tax deed at the current rate? Or can #1 tz deed holder screw around and not sell the deed?

Yes, the knowing the value is very important.

The question I have with the "USAuctiion" or other REO sales auctioning groups is why does the bidding on most properties start as low as 500$ ? Is this a hook?
Will the banks selling the reo most likely have a reserve on the property?.

After your explanation, the best bet is buying at the court house.

Greetings:

Ok, noticed an "infomercial" USActions ro something to that effect. Basically- go and bid on foreclosed properties. They take a 5% buyers premium.

The old fashion way, where we live ( a metro area in FL) is get the foreclosure list 2 bucks- go to courthouse on scheduled days and bid.

May guess is there is no advantage to buying through this service.

Is anyone familar with this "advertisement and or process?

I'm buying an investment property, but the spouse has suddenly become interested. I told her this was a third party money grabber and that I'm not giving 5% to anyone for leg work I'm able and willing to do.

Am I missing something here?
