Post: 5.75% with Refinance cash out loan make sense?

Hello,

I am currently working with a local mortgage company (I have been working with my current house's purchase and refinancing.) for 30 year cash out refinancing options -BRRRR procedure.

The current value of the house: 70k, and cashing out the max amount for 30year.

The local mortgage company’s agent advised me that the mortgage amount is too low for her to push forward. (Usually it is 55k) To proceed, she ended up bumping interest rate up to 5.75%. The closing cost is about 2k.

It would go under my husband’s name who has a credit score of 784. I understand the cost of refinancing would be more expensive because it is 1) an investment property 2) cash out option. However about 2% incresment is not something I would accept to move forward. Do you have any idea to find out any other options?

Well I did not know until tenant B pays only his portion in last December. I was ok since tenant A paid his portion soon after. but things have changed since he no longer pays his portion at all. Thanks for your input. I did not think in that way at all. I will notify that for this month's portion.

 I see. I was not wrong at all after all. Thanks for your input. Based on the info I provided, I can file an eviction at anytime, right?

Hello,

I purchased a single family home last November, and one of the tenants(two tenants are paying rents divided half) has been late paying his portion ever since we took the ownership.

He was late few days but paid in full until January; but extremely late(almost whole month) and did not take my contact many times until I remind the call to the other tenant. I talked to him in the middle of March how you want to sort out the payment, and he said he will pay in full. BUT never happened few times. 

In March I discounted all late fees if he pays all rent at once - but he only paid lesser than half of what he was supposed to pay. The remaining balance is still pass due. I told him what is the status later and he said he wants to make payments every Monday splitting half. I said it is not acceptable until you pay the rent in full. He agreed on the payment by today.

However, as expected, he did not take my call earlier today and did not make the payment. I asked the other tenant, B to remind him again to call him. I told him the final notice if we do not receive the full payment for the rent of April including March, we have to do something to do. 

Here is my situation - This property is my first rental property. My other tenant, B is paying the rent on time very well. However I cannot take the irresponsible tenant A anymore. Tenant B already agreed with my point. 

I wonder how to start off the conversation and move on the next step. I literally told tenant B saying "As long as I receive the remaining balance until the 5th of April, I am good." Tenant A and B do not communicate each other and even tenant B did not like the situation that he needs to deal with. This is almost my final notice and I wonder how to move forward after this. 

Any idea or approach to resolve this situation would be very appreciated.

Thanks for your kind advice. I was able to reanalyze the numbers. Just closed the house and scratch my head to where to start. I try to manage the property by myself since we would like to know and learn how to communicate first.

Hello Cassi,

Thanks for your advice. Your advice clears out my mind. Two properties currently have tenants at this time, and I would like to keep them until spring comes. 

Would it be still possible to get inspections before closing...?? Since I am purchasing the properties from a wholesaler, we just walked through the properties.

First investment property purchase, anything I missed?

After being stuck at Biggerpockets, I finally was able to find two properties in town – about 30 minutes driving from where I live. EMD was processed for both, and I scheduled for closing in a week. Since I am a first-time investment buyer, I would like to confirm if everything I concerned is correct.

First of all, I used rental calculator of Biggerpockets, and I budgeted what expenses I would see as an investor.

The closing is scheduled as next Wednesday, 11/7/18. Is there anything else I forgot or not to consider?

I would like to double check if I am good to go. Any advice on this is very appreciated!!
