Shoot me an email if you are interested in a JV Deal. Property is an hour away from the PHX Metro Area.

The parcel is just under an acre, in Yavapai County. not on MLS.

Plan would be to acquire the deed and do a flip. Recent comps sold in the neighborhood for $35k, $55k within the last month.

I am at the beginning stages to take my idea of a 506(b) or 506(c) fund and make it a reality.  Who(specific person or position) would you recommend I add to a team to acquire Commercial Real Estate Properties that are in the Phoenix Metro Market?

The goal is to take down 5-20 million dollar deals; the next few years will be properties that will come to market at very prominent discount. 

Also, I am open to thoughts on my strategy to partner with people who are open to equity position, not as a fee based consultant.
