Did you mail them the deposit reconsideration withing the state law period? If not, don't argue with the tenant. Just find a fast solution and put it behind you.

If you are withing the law, by mailing them the deposit reconsideration withing the state law period, then don't sweat it. Keep all the receipts and end the discussion.

In most cases, if you word your lease clause with equal rights for the tenant and the landlord it will fly in court. If possible, it should be a monetary value at or above 60 days rent. Folks have things happen in their life and without this clause you have no contractual guidelines.

Quickbooks is super overkill for rental management accounting. Unnecessarily complex and not user friendly for non accountant types. If you never had education on a debit or credit, don't touch it! And you have limited time in each day. To learn to be an accountant is not a wise use of your time. 

My wife is a financial analyst and we are shocked how Wave is beating up Quickbooks big time. They gain 60000 new users a month. In a market quickbooks owns for years. Wave is NOT for rental management, but has solved the bookkeeping simplification for other industries whereas you don't need to have knowledge of a debit or credit.

The point made here: Quickbooks has failed, other wise Wave would not gain 60000 new users a month. They do this by removing the complexity in accounting.

They now have services where you can see the paycheck monthly across the whole year. You can even see if they loose their job. Screening companies and credit reporting companies start to become outdated.  Since they are not technically strong enough.

If you have border line applicants, credit checks will just confirm that. There are methods to eliminate risks. Where you off load those risks on other companies.  Send me a personal message, I will explain.

Can you really require it? What you can do during pre screening applicants is tell them you search for a tenant who has renters insurance. And leave it at that.
