@Jay Hinrichs The land is actually in Peru, South America. Its about 24 acres worth. It was offered to a relative of mine as payment for services rendered, meaning we risk losing nothing here. The current owners of the land inherited it and are very poor so have not been able to develop it or do much with it at all really. The town is a growing area and is bringing in lots of tourism. There are a lot of different crops that are planted in that area as well. 

Like I said we are in the process of figuring out the details at the moment. Just trying to get some ideas for proven successful tactics for making land a profitable investment.

Hello BP! I have come across an opportunity to acquire a large quantity of vacant land at a very minimal cost. We are in the process of doing our due diligence to ensure the land is in a desirable location. My question is: if we decide to pull the trigger on this deal what are some creative strategies to optimize my return on this land? (We currently don't have the budget to develop it ourselves, but that would be the next step. ) Any ideas would be great! Regards, Gaston

Hello BP!

I was inspired today by the most recent BP podcast, and as it states; I am training my self to think about "how  I can expedite  my goals to financial freedom VS making excuses and giving into fear and analysis paralysis. 

That being said, I recently purchased a duplex that I was able to negotiate a deal on for a grand total of $100,000. I got a traditional 30yr fixed loan and am putting 30% down. Therefore, I will only need a loan for the remaining $70,000.  When I was approved for the loan I was approved for $225,000, so after speaking with my lender I will be able to use the remaining 155,000 toward a new property! This is great news, but now I need to figure out how I can fund the rehab costs? I currently have $60,000 in cash at my disposal and I plan to use $50,000 for the down payment and rehab of the first property. 

Any thoughts on how to creatively cover the down payment and rehab costs for a second property given the above scenario? Or am I going about this all wrong? 

I am eager to build my portfolio quickly, but I want to be smart about it.  Any tips would be awesome!

Hey BP!

I am a new investor looking for some tips on how to grow my real estate investing as quickly as possible. I am in the process of closing on a duplex (which is delayed due to the seller having a lien on the property). That said, I would like my next investment to be an apartment complex.

My current plan to get there is to 1031 the duplex for a smaller apartment complex after a  year. I know I could just follow this strategy over the course of 5-10 years and finally own a larger apartment building. 

My question is: Is there alternative methods that I am not considering/am not aware of aside from this? I know I could also use a private money lender, but I would still have to come up with 30% down somehow. 

How are other investors buying multiple properties a year?

Hey BP!

I JUST made an offer on a duplex (which I am confident I will get as the seller is very motivated), and upon receiving the property disclosures noticed that the property has Asbestos components ( it was built in 1948). I am very excited about this property for the potential it has as there is a lot I can do with it to turn it into a money machine. 

The second reason I am so excited about this property is because it will be my first real buy and hold investment. That being said, I am looking for advice from more experienced investors on dealing with asbestos in a property. If left untouched, I understand asbestos is not a threat. However, I would like to make some upgrades to the property (i.e central Heating/cooling, laminate flooring, etc) 

Being that I am not currently aware of how extensive the asbestos is on the property should I look at this as a potential deal breaker? Or are there ways to work around it? How would I figure out how much asbestos is actually in the property?

Any and all advice is welcome and very appreciated!

Hey Guys! 

I was just curious about the cap rates and ROI's for a small office building/retail building VS multifamily residences. Is the cash flow potential higher with office/retail?

Wasn't able to find too much info about this on BP, but maybe I was not looking enough. Is there a book anyone can recommend on this type of investment? I would like to learn more about it.

Thanks guys those are great points and will make sure to keep them in mind. @Michael Le & @Courtney King I am looking primarily at duplexes right now and I try to steer clear of anything that does not give me at least 200$/unit in cash flow. The properties I am analyzing have a COC return of no less than about 20% and cap rate of between 4 - 7%.
