What is a gross rent multiplier?  Why is it important and how do I use it effectively?

I am in the Hampton Roads, Virginia area.  I am looking for older Apartment properties in the 1.5 million range that need some updating.  Without working with the conventional agent, what other ways can I identify apartment's and reach out to the ownership, the quickest?

Is there a map that identifies all zoning for existing apartments in my area?  I want to be efficient in my search.

What is the best Multifamily spreadsheet to use for analysis, out there on the market?

Real estate mavericks is also a good book. Has a story of the large high rise developers and million plus square feet owners. Most started from a small background and worked the system hard.
